The role primarily involves handling small to medium-sized projects and large-scale projects commissioned by major general contractors (GCs). The tasks include receiving orders for various types of work such as painting, waterproofing, surface repairs, scaffolding, and more. You will be responsible for overseeing the entire process until the assigned projects are completed. There is no door-to-door sales directed at individual customers.
The target clients are long-time partners such as large and local general contractors, construction firms, and work sites. In addition to ensuring an aesthetically pleasing finish, you will provide proposals that consider the intended purpose of the paints and materials as well as the environmental conditions of the site. The focus is on offering safe, high-quality work.
Even after the completion of the projects, the role involves identifying areas for improvement and gathering additional needs, which you will provide feedback on to the internal team and related contractors. Continuous improvement of technical skills is a key aspect of the position.
Sales Management Duties
The sales responsibilities are divided into two major categories:
◾️Construction Management Duties
To ensure the completion of ordered projects in a way that meets client satisfaction, you will collaborate with supervisors, craftsmen, and subcontractors to keep the work on track.
[Cost Management] Manage external costs, labor costs, and material costs in line with the progress of the project to ensure the work stays within budget.
[Quality Control] Perform regular or as-needed inspections of the site to check the finish and process, and maintain records.
[Safety Management] Conduct safety patrols and provide safety training for new workers and subcontractors entering the site.
[Schedule Management] Confirm that the project is progressing according to plan. Coordinate and adjust workforce needs in collaboration with the site.

◾️Sales Management Duties
You will be involved in various activities from sales and promotion to the arrangement of the construction, from contract to payment:
[Estimates & Costing] Upon receiving a request for an estimate, calculate the labor, material, and other costs required for the project and prepare the estimate.
[Contract Negotiations] Before the start of construction or when changes or additions to the project arise, negotiate with clients and subcontractors regarding the price and terms, and sign the contract.
[Document Creation] Prepare and submit documents related to the specifications of the work, safety plans, and other required paperwork (such as construction plans).
[ Meetings] Present samples or catalogs to clients, explain the finishes or construction methods, and finalize agreements regarding procedures and details.
[Construction Preparation] Organize the workforce and materials needed for the project according to the approved budget and deliver them on time.
[Invoicing & Payment] Handle invoicing for ongoing or completed work and make payments to suppliers.
◾️Sales Style
You will generally be responsible for 2-5 companies at a time. Once a project starts, the day-to-day duties will include visiting the site office to manage sales activities, checking quality and safety on-site, and creating estimates and reports after returning to the office.
◎Qualifications and Skills Related to Construction
◎Ordinary driver's license (AT (automatic transmission) limited is acceptable).
◎Basic proficiency in Microsoft Excel and Word.
◎Experience in Repair Work for Buildings and Apartments
◎Certifications:
1st and 2nd Class Architect
1st and 2nd Class Construction Management Engineer (Building)
1st and 2nd Class Painting Technician

8:00 AM – 5:00 PM (1-hour break, 8 hours of actual work) Overtime is included in the salary. ※Generally, you can return to the office around 6:00 PM, though this may vary depending on individual circumstances and the workload.
Twice a year (based on performance and abilities).
