The task at hand involves the design of newly constructed single-family homes (primarily fire-resistant structures). You will be involved from the earliest stages of construction, such as planning, and through design supervision, helping to bring the building to fruition.
About the Buildings Involved:
The focus is on newly built single-family homes (fire-resistant structures). The ratio of ready-built homes to custom homes is about half and half, primarily in the Sumida, Koto, and Taito districts. Fire-resistant buildings differ in their specifications, modules, and layouts compared to typical wooden structures, making them more complex. Engaging with these types of constructions daily will likely enhance your skills as a designer.
Workflow:
Planning: Once requests come in from intermediaries, you will start with planning. Define layout concepts and present them to clients.
Design Meetings: After contracts are signed, detailed design discussions will take place with external designers. Align your vision here and proceed with checking drawings and design supervision.
Specification Decisions: Once the layout is finalized, you will submit for confirmation. This process takes about two months to be accepted, during which you will finalize specifications. Partner company designers will handle the layout, so you will focus on interior choices and color selections.
Note: Many of the buildings involved are narrow homes. Propose solutions that consider layout constraints while ensuring client satisfaction.
You may handle multiple projects simultaneously—up to 4 or 5. Typically, each project takes around 7 to 9 months for handover.
The main software used is Jw cad, along with others like ARCHITREND.
Post-Joining Process:
Your supervisor will guide you through the rules and processes of our company. While we expect you to be a strong contributor from the start, rest assured that support will be available if you have any questions.
