Monthly Salary: 250,000 JPY~ + Incentives During the probation period, the monthly salary is 220,000 JPY + incentives. The above salary includes a fixed overtime pay for 20 hours (around 30,000 JPY). Any overtime beyond this will be paid additionally (same during the probation period). Promotion Opportunity In as little as 1 year, you can be promoted to Section Chief with a salary of 360,000 JPY~ + rent allowance (half of the rent covered) + incentives! Example Monthly Income Monthly salary of 250,000 JPY + incentives of 600,000 JPY = total monthly income of 850,000 JPY (1st year after joining). Generous Incentives Each member typically closes 1-2 deals per month. For each deal, an incentive of approximately 200,000–300,000 JPY is awarded. Since the incentives are performance-based, you can easily see the direct results of your efforts. The job involves guiding individual clients in purchasing investment properties, specifically investment condominiums. You will handle the entire process, from making appointments to the final handover.
Process Leading to Handover:
▼ Appointment Scheduling
We provide detailed scripts that are easy to read out loud, allowing you to effectively communicate the benefits of investment condominiums over the phone. If the client shows interest, you'll schedule an appointment. Many team members secure their first appointment within 1-2 weeks of joining.
You may also receive referrals for new clients. It's important to build a strong relationship of trust over time.
You'll make about 40-70 calls per day. Even with a smaller number of calls, it's possible to achieve solid results.
▼ Visit
You will visit clients across the country to provide detailed information on real estate investment. The first meeting will cover the basic information, while the second meeting will focus on more specifics. Most deals are finalized in 2-3 meetings. However, initially, your manager will accompany you during negotiations, so there’s no need to worry.
Even if a deal is closed with your manager's support, it will count toward your own results, so you can rest assured.
▼ Contract
Once the client is satisfied, you'll proceed with the contract process. Employees with real estate qualifications will handle the important disclosures, so there’s no need to worry about that. Your role will mainly involve checking the documents, as the operations team will assist with document preparation.
On average, each employee closes 1-2 deals per month, making it possible to earn over 1 million yen in monthly income!
